Shop more than one institution, because the spread in rates and costs is real. A quarter-point difference in your interest rate adds up to real money that most buyers leave on the table by taking the first offer they receive. Lender fees vary too. The appraisal is the lender’s check, not yours. If the home appraises below the contract price, the lender will only finance against the appraised value. Ask your agent how common appraisal gaps have been in your target price range and neighborhood.
Negotiation works best when it is quiet and well-prepared. Before you make an offer, find out how long the listing has been active. A listing that has been sitting for six weeks with no price adjustment is a fundamentally different negotiation than one that just hit the market at an aggressive price.
Real estate is illiquid. Buying and selling inside two years is almost always a money-losing proposition once you account for the full cost of both transactions. None of that means do not buy. It means be honest about your time horizon before you commit.
Real estate rewards preparation more than it rewards timing.
